B+R Architects worked with the client and Local Authority to assess a difficult brown field site with neighbouring listed buildings. The suburban location combined with existing planning policy was used as the basis to draft a development brief for the client to test the viability of the project.

This established an opportunity to maximise potential through a mixed use development based on an understanding of the needs of both retail and residential use. The analytical approach informed the site layout and allowed contemporary architectural language to be developed and used across three complimentary development options.
